• Free no obligation rental valuation
• Advertising the property by means of a ‘To Let’ board and on Rightmove.
• Interior and external photographs, description and measurements
• A full brochure will be prepared for the property.
• Screen/Interview prospective tenants
• Accompany prospective tenants on viewing of property
• Full reference and credit checks regarding prospective tenant
• Draw up the tenancy agreement.
• Collect first month’s rent and deposit from tenant and pass directly to Landlord.
• Prepare and draw up an Inventory
Our fee for this service is a one off payment of £149 + VAT, deducted from the first month’s rent collected from the tenant, the balance being payable to you.
PLEASE NOTE THAT DUE TO NEW LEGISLATION IF YOU ALLOW BETWEEN
THREE & SIX UNRELATED TENANTS TO RENT YOUR PROPERTY IT MAY BE CLASSED AS A HOUSE IN MULTIPLE OCCUPANCY (HMO) AND A LICENCE WILL BE REQUIRED FROM YOUR LOCAL COUNCIL – The Landlord will need to check this.
FULLY MANAGED SERVICE
• All of the above, plus
• Collect and register the tenant’s deposit with a deposit protection scheme
• Collect the tenant’s rent for the property and transfer to Landlord’s bank account (net of our charges.
• Arrange Landlord’s insurance **OUR FEES INCLUDE RENT GUARANTEE INSURANCE**
• Draw up an inventory at the start & end of tenancy
• Transfer of utility accounts (telephone usually has to be done by the Landlord directly)
• Liaise with tenants during tenancy period
• Notify the Council of each change of occupancy, the tenant is obliged to inform the Council to register & pay for Council Tax
• Do a mid term property inspection & full inspection at end of tenancy agreement (and provide the Landlord with copies.
Our fee for this service is 7% INC VAT of monthly rental plus an initial one off set up fee (non refundable) of £125 + VAT ** WE CAN PROVIDE RENT GUARANTEE & OTHER INSURANCE FOR A SMALL EXTRA FEE **
